Summary

The Director of Building and Office Services (B&OS) is a strategic leader responsible for overseeing the operation of corporate facilities and office services while spearheading the development and execution of innovative and forward-thinking strategies to continually improve services, operations and employee experience.

This role encompasses a broad range of responsibilities, including the management of capital and expense budgets, contract negotiations, and the leadership of a diverse team comprising various specialized roles within the B&OS department including Office Services (Mail, Print Services, Shipping/Receiving, Corporate Phone Operators, Records, and Courier Services), Building Services (Facility Operations and Management, Safety and Security, Financial Management including Real Estate and Tax Management, Workspace Planning and Optimization, Project Managements, Outside Grounds, Maintenance, Janitorial, Community and Local Government Relations) and Food Services (Cafeteria, Catering, and Kiosk outsourced management). 

This role requires an eye toward detail as the corporate facilities represent not only the CHS corporate brand but a premium employee and visitor experience as well. The role assures the corporate campus aligns with the company’s values and enterprise strategies  This role must collaborate with all levels of leadership in achieving respective organizational and enterprise objectives.

Responsibilities

60%

  • Lead the B&OS team in operating the IGH Headquarter facility accommodating 1,400 employees (both onsite and hybrid), ensuring excellence in service and maintenance through proactive planning and strategic decision-making.
  • Assure the corporate campus maintains a high-level of presence representing the CHS brand in the community, with employees and visitors. 
  • Develop and implement strategic initiatives for continuous improvement in facility operations, utilizing data-driven insights, innovative approaches, and operational expertise to drive the implementation of best practices, cost-saving initiatives, and sustainable solutions.
  • Manage significant capital ($10M) and expense ($20M) budgets, optimizing resource utilization through careful analysis and executionary excellence. 
  • Partner with the human resources organization to assure the corporate offices are optimized for the workforce of today and the future.  Deliver a best-in-class employee experience.

30%

  • Direct complex projects, consulting with experts and enterprise stakeholders to drive enhancements in facility services, utilizing a strategic and forward-thinking approach.
  • Manage and supervise project teams and contractors and maintain a standard of project management excellence.
  • Develop team to build proficiency and capability for the future.

10%

  • Conduct contract negotiations, oversee RFP processes, and maintain robust relationships with internal and external partners through clear communication and proactive engagement. 
  • Manage 40+ contracts, strategic sourcing, vendor negotiations, and relationships for Building & Office Services. This specifically includes managing and supervising the security, janitorial, landscape and food services vendors.

Minimum Qualifications (required)

  • Bachelor’s degree preferred. 
  • Minimum of 10 years of experience in facility management or a related field, demonstrating a track record of strategic and forward-thinking leadership.
  • Proven ability to manage and develop high-performing teams, with at least 5 years in a leadership role coordinating and checking the work of others and providing subject matter expertise.
  • Strong financial acumen with experience managing significant budgets, including both capital and expense budgets.
  • Strategic mindset with a history of implementing and driving improvement initiatives that impact the work performed or services provided by the team.
  • Excellent communication and negotiation skills, with the ability to engage effectively with a range of stakeholders, including executive leadership, and coordinate efforts and resources to achieve shared objectives

  • Demonstrated success in building internal and external relationships, including close collaboration with human resources and corporate EHS and security teams, to ensure alignment and achieve results

Actual pay offered will vary based on multiple factors which may include, without limitation, experience, education, training, specialized skills and certifications.
